National Construction Code & 7-Star

The way we build in Victoria has changed.

May 1st, 2024 brought one of largest changes to the National Construction Code (NCC) seen, aligned with significant updates to the Nationwide House Energy Rating Scheme (NatHERS) 7 Star energy requirements for new home builds. 

While these changes have made our homes more sustainable and liveable long-term, they have resulted in significant price increases across our range of homes.

Our Designs

To meet the new liveable housing guidelines we’ve redesigned our homes across all ranges.

It was a full overhaul of our designs and pricing structure to account for the added design elements, energy efficient features, and construction requirements mandated by the regulations.

While this allows us to create liveable, high-performance homes tailored to the new National Construction Code and 7 Star requirements, it also meant our previous floorplans will no longer be available as of the 1st of May.


7-star energy rating

Houses are given a star rating between 0 and 10. A higher star rating means the home temperature is more consistent and effectively more comfortable to live in, more efficient and affordable to run. Lower star ratings mean a home is more costly to keep comfortable and in turn less efficient and more expensive to run.

This results in high-performance and low-maintenance homes designed for maximum comfort, efficiency and long-term liveability.

To achieve the 7 star rating, all of our home design will include double-glazed windows and solar power as standard. This means your energy bills will be nice and low while doing great things for the environment, contributing to the goal of net-zero emissions by 2050.

Liveable Housing Australia Standards

Our redesigns are smarter and more sustainable homes that can adapt to your changing needs over time. The focus is on open layouts, wider doorways and hallways to allow occupants to move around easily, step-free entries, and bathrooms with more clearance space for children, elderly and anyone with mobility difficulties or temporary injury. 

This results in high-performance and low-maintenance homes designed for maximum comfort, efficiency and long-term liveability.

Fortunately not all. 
The changes form part of our normal construction practices and there is no innovation required to meet the latest standards. 
Most of the changes will not be noticeable to the eye and are integrated into the design and not the aesthetic finish of our products.

The National Construction Code (NCC) is a performance-based code, containing all Performance Requirements for the construction of buildings.

The National Construction Code requires all new home to have basic access features. These features are known as the Livable Housing Design standard. The features are a step-free entry, wider corridors and doorways and a shower and toilet that are easy to use.

We have a large range of home designs, and these have now been refined to meet the new requirements.

Below is a general guide to ratings:
A. A low star rated home is quite uncomfortable in hot and/or cold weather and costly to maintain a comfortable temperature all year round. Too hot in summer and too cold in winter and will require a lot of energy to heat and cool and expensive for the home owner.

B. Houses now reaching a 7 Star Energy rating will need some mechanical heating and cooling and will maintain much more consistent temperature maintaining comfort for the home owner and saving on going costs.

C. 10-star home is very energy efficient. It will remain comfortable year-round, with limited or no mechanical cooling or heating.
